Application Process Requirements

  • If you’re working with a REALTOR®, have them contact us. If you aren’t, complete the pre-screen form below.
  • Showings will be arranged only for pre-screened applicants and/or accompanied by REALTOR®. Showings only between Tuesday-Sunday, afternoons and evenings. Tenant will be present and allow entry.
  • As a subsequent step, a complete lease application will be required. A complete application typically includes: rental application, employment & income proof, references and a full credit report.
  • The landlord may use a third-party screening service and request reasonable supporting documents. Short-listed applicants may be interviewed.

Applications are assessed using the same objective criteria for every applicant—credit, verifiable income, references, and prior tenancy history. We do not consider any protected grounds under the Ontario Human Rights Code. All lawful sources of income are accepted.

Let’s Begin Your Leasing Journey

Before applying, gather your key documents — they aren’t required to book a showing but will be needed to submit your full application once you find the right property.

Landlords may request additional information and may also complete credit or background checks as part of their review process.

Some landlords work with a REALTOR®, as in this case, they have engaged my services. It's always beneficial to have one representing you too. I’m here to help you prepare a complete, professional application that reflects your goals and positions you as a strong tenant, or I can refer you to a suitable REALTOR®.

Understand 'Applicant' Vs 'Occupant'

Applicants are the parties legally on the hook for the lease; occupants are everyone else living in the home/space. Applicants are assessed based on references, ability to pay rent reliably, and overall tenancy history.

The best approach? Be open about your plans and work with someone you trust. If we’re a good fit, I’ll handle the details so your residential lease application moves forward smoothly and confidently or I can refer you to a suitable REALTOR®.
